Please read carefully. You will be asked to agree to these terms before submitting your pre-registration.

1. 01

   Program Qualifications

   You must be 18 years or older, hold a minimum Beacon score of 650, provide proof of income and employment, and be a U.S. Citizen. Only one active DeedLease may be held per participant.

2. 02

   Lease Assumption

   The DeedLease may be assumed by another qualifying candidate. However, the original holder risks losing equity built over time. Any benefits or payments to recoup that equity must be negotiated and settled between the two parties and handled at closing.

3. 03

   Beneficiary Requirement

   The participant must name a beneficiary to handle the assumption of the lease in the event of death or incapacitation. This beneficiary must be established at closing.

4. 04

   Delinquency & Termination

   Any delinquent payment exceeding 25 days will automatically initiate the lease termination process. The participant must vacate the property in the same condition as it was, when the DeedLease was established. Failure to do this, could result in civil and criminal actions. The lease may be reinstated by bringing all payments current and satisfying all late fees.

5. 05

   Social Impact Note (SIN) Balloon Option

   At the 15-year mark, the participant may balloon out of the Social Impact Note (SIN) — which serves as the lien in lieu of a standard mortgage — by paying the remaining 120 payments on the DeedLease.

6. 06

   Path to the Warranty Deed

   Once all payments are satisfied, the participant will obtain the Warranty Deed free and clear to the property.
